What are SAP calculations and when do I need them?

SAP calculations demonstrate that a dwelling complies with Part L of the Building Regulations. Building Control requires them at design stage for every new dwelling and conversion, and again as-built on completion — when the EPC is also produced. More info →

Do I need SAP calculations for my extension?

Usually only if it's over-glazed: where total new glazing (windows, doors, rooflights, lanterns) exceeds 25% of the extension floor area, Building Control will ask for notional vs proposed SAP calculations. More info →

What do you need from me to provide a quote?

Plans, sections and elevations (PDF or DWG), a construction and services specification if you have one, any planning condition wording, and your deadline. Email these to mail@energycount.co.uk. More info →

Do you need to visit the site?

Not for calculations — SAP, SBEM, water calcs and energy statements are desktop studies from your drawings. Air tightness and sound testing are carried out on site by our engineers.

What is an EPC and when is it produced?

The Energy Performance Certificate is generated from the as-built SAP calculation at completion and lodged on the national register. Building Control can't sign off a new dwelling without it. More info →

What air tightness result do I need?

Whatever your SAP calculation assumed — typically 5.0 or better under Part L 2021 (the maximum allowed in SAP is 8.0). Check our pre-test sealing checklist to pass first time. More info →

When is sound testing required?

For new attached dwellings — flats, semis and terraces — through party walls and floors, to show compliance with Part E. More info →

My planning permission requires renewables — help?

Don't panic — send us the exact condition wording. Compliance is often simpler than it reads: a small PV array or heat pump, or renewables on only some units of a development. What are psi values and why do they matter?

Ψ-values measure heat loss at junctions (thermal bridges). SAP 10 penalises default values heavily, and calculated values — which you can produce free with our ΨMonkey tool — are often the cheapest route to a pass. More info →
