In one line: the maths is always free — you are only ever paying for the Building Control submission PDF, and only if you need one.
What every tool costs
Every price below buys the same kind of thing: a Building Control-ready PDF — the calculation written up as a dated, branded document with its inputs, method and results set out for a building control body or a checking assessor, carrying a report ID they can verify. That is all you are ever paying for. Working out the answer on screen is free in every tool, and stays free.
Seven paid report types across the tools below, plus U-Monkey's free one. Prices are ex VAT; 20% is added at checkout and itemised on the invoice. GridMonkey and TreeMonkey are free and produce no paid reports at all.

| Every row is a Building Control submission PDF. Monkey Pro (£10/month) changes none of these prices — it puts your logo and practice details on all of them. Pro Unlimited does that too and includes the two rows marked. "Same" means the report costs its list price on Unlimited; it still comes out under your practice rather than ours. | |||

Don't want a subscription? Brand a single report.
£7 +VAT buys one branded U-value report — a credit on your account, spent the next time you export. No plan, nothing recurring, and it does not expire. Sensible if you issue a branded report a few times a year. Two in the same month and a month of Monkey Pro at £10 is already cheaper — and it brands every tool's reports, not U-value reports alone.

What the subscription includes
- Your logo, practice name, address and contact on every report, from every tool
- Project, client and revision references on the report
- Our marketing removed from the PDF
- On Unlimited: thermal bridge and condensation reports included outright, plus the multi-junction schedule
- Every tool above on one plan — no per-tool licence
- Works on any browser you sign into; cancel online in two clicks
What it doesn't include
- Any discount on a report — Pro changes no price, and Part G, soakaway, nutrient, extension and renovation reports are list price on Unlimited too. Branded, not discounted
- Team or multi-seat use — it is one named user
- Reselling reports as a bureau service
- Anything you need to use the calculators — those are free and stay free, with or without a plan
The short version: want your practice on the reports? Pro, £10 a month. Buying two or more thermal bridge or condensation reports in a month? Unlimited, £49 — and if you have a single plot to get through, one month of Unlimited and then cancelling is a perfectly sensible way to use this. Neither? Pay per report and skip the subscription altogether.
What "your practice on the report" means
Free — our header, our footer, and a second page about us.
Pro or Unlimited — your header, your project references, one page.
Which is cheapest for your volume
Worth checking rather than guessing. Ex VAT, counting thermal bridge and condensation reports — the two Unlimited includes.
| Reports a month | Pay per reportat £25 | Pro Unlimited£49 flat |
|---|---|---|
| 0 | £0 | £49 |
| 1 | £25 | £49 |
| 2 | £50 | £49 |
| 4 | £100 | £49 |
| 8 | £200 | £49 |
| A 12-junction plot | £300 | £49 |
Cheapest option in each row is highlighted. Monkey Pro is not a column because it changes no report's price — if you want the branding as well, add £10 a month to the pay-per-report figure (Unlimited already includes it).
How to sign up
- Sign in with your email. No password — we send a one-time link. Sign in or create an account →
- Pick a plan on your account page. Pro or Unlimited, monthly or annual — all four buttons are there. Go to your account →
- Add your logo and practice details on the same page, and every report from then on comes out under your practice.
Your plan applies immediately, across every tool, on any browser you sign into. To cancel, or to update your card or download invoices, use Manage subscription on the same page — it opens the Stripe billing portal, and cancelling takes effect at the end of the period you have already paid for. To move between Pro and Unlimited, email info@energycount.co.uk and we will switch you over — it is not a self-serve button yet, deliberately, so that nobody ends up paying for two subscriptions at once. None of this is needed to use the calculators or to buy a single report.
Against a subscription-only tool
The closest comparison for thermal bridging is AutoPSI, at £59/month or £649/year for a single Professional licence at the time of writing (ex VAT). Pro Unlimited is £49/month or £490/year and covers every tool above rather than thermal bridges alone. The bigger difference is that you can decline the subscription altogether: model everything free, and pay £25 for the one junction you need to submit. Please check AutoPSI's own site for their current pricing — ours is the number we can vouch for.
Against having the work done for you
A consultancy will normally price a bespoke thermal bridging set at project level — figures around £3,000 for a five-unit scheme are typical, only dropping to a few pounds a junction when averaged across a large site. That is the right answer when you want somebody else to carry the professional responsibility, and our SAP team will happily do exactly that. If you are competent to run your own calculations, this is the cheap way.
Frequently asked questions
Do I have to subscribe to use the tools?
No, and that is deliberate. Every calculator is free in full, with no account and no time limit — and U-Monkey’s Building Control PDF is free too. You pay only for the other Building Control submission PDFs, and even then you can buy one outright. A subscription puts your practice on them, and the Unlimited tier includes thermal bridge and condensation reports outright; neither ever unlocks the maths.
What exactly does the subscription include?
Monkey Pro, £10 a month, is the branding: your logo and practice details on every report from every tool, project and client references on the page, and our marketing taken off. It changes no report’s price — every PDF costs what it costs a visitor without a plan. Pro Unlimited, £49 a month, is everything in Pro plus thermal bridge and condensation reports included outright, however many you produce, and the multi-junction schedule export in ΨMonkey. Part G, soakaway, nutrient, extension and renovation reports are charged at list price on both tiers.
Why are Part G, soakaway, nutrient, extension and renovation reports not included in Unlimited?
Because they are bought differently. A Part G or soakaway report is usually a one-per-project purchase, and a nutrient assessment at £79 is a bigger piece of work — bundling them would mean pricing the subscription for the heaviest possible user, which makes it worse value for everyone else. Thermal bridge and condensation reports are the ones people buy several of in a month, so those are the ones the subscription pays for.
What is the difference between Pro and Pro Unlimited?
Whether thermal bridge and condensation reports are charged. Pro is the branding at £10 a month, and each of those reports still costs its £25 list price. Unlimited is £49 a month and includes them outright, plus the multi-junction schedule. Everything else — the branding, the references, every other tool — is identical. Two of those reports in a month and Unlimited is already the cheaper way to buy them, plan included.
Does Pro change the numbers?
No. Reports come out of the same engines by the same methods — BS EN ISO 6946 with BR 443 for U-values, BS EN ISO 13788 for condensation, BS EN ISO 10211 for thermal bridges, BRE Digest 365 for soakaways, the official Part G methodology for water. A Pro report and a free report of the same input are identical apart from whose name is on them.
Is a branded report still verifiable?
Yes, and that matters — a report with your name on it is one you may be asked to stand behind. Every report keeps its unique report ID and verification link, so a building control body can confirm it came from our engine no matter whose logo is on the page.
What do I need to upload?
A logo — PNG, JPEG or SVG, up to 400 KB, landscape works best — plus your practice name, address and a contact line. Set them once and every report after that uses them. Without a logo your practice name is set in the header instead.
What if I only want branding on one report?
You can buy branding for a single U-value report for £7 +VAT, no subscription — a one-off credit against your account. Sensible if you issue a branded report a few times a year. Two in the same month and a month of Monkey Pro at £10 is already cheaper, and it brands every tool’s reports rather than U-value reports alone.
How does it compare with AutoPSI?
AutoPSI is the closest comparison for thermal bridging. Its published pricing at the time of writing (June 2026) is £59/month or £649/year for a single Professional licence, ex VAT. Pro Unlimited is £49/month or £490/year, covers every one of our tools rather than just thermal bridges, and you can skip it entirely and pay £25 for the one junction you need. Check autopsi.co.uk for their current pricing.
What does "unlimited" actually mean?
What it says, for one person doing their own work: export as many thermal bridge and condensation reports as your projects need. It is a single named user, not a shared login for a team or a bureau reselling reports.
Can I switch tiers, and can I cancel?
Cancelling is self-serve and takes two clicks: your account page, then Manage subscription, which opens the Stripe billing portal. It takes effect at the end of the period you have already paid for, and you keep everything until then. Switching between Pro and Unlimited is not self-serve yet — email info@energycount.co.uk and we will move you across and sort the billing, so you are never billed for two subscriptions at once. Reports you have already issued stay yours and stay verifiable either way.
Is VAT included?
No — every price here is ex VAT, which is the number a VAT-registered practice compares. UK VAT at 20% is added at checkout and itemised on the invoice, and you can add your company name and VAT number during payment.
