SAP's commercial cousin: SBEM calculations show your non-domestic building meets Part L, at design stage and as-built — with the EPC on completion.

What SBEM calculations do

SBEM (Simplified Building Energy Model) calculations demonstrate Part L compliance for non-domestic buildings — new builds and conversions. Building Control requires them at design stage to show how the proposed building will comply, and again as-built to confirm what was constructed complies, at which point we produce the commercial EPC where required.

Like SAP for dwellings, SBEM works by interpreting and inputting building data — areas, volumes, u-values, heating, cooling, lighting, ventilation, renewables — and comparing the result against a notional building. The calculation passes when the Building Emission Rate (BER) betters the Target Emission Rate (TER).

How we work

It’s a desktop assessment from your drawings and specification — no site visit needed. If the base calculation fails, we model scenarios and recommend the most cost-effective compliance route, working with your design team rather than just reporting a fail.
