SAP & SBEM calculations - plans

SAP & SBEM Calculations
are a mandatory requirement for any new building.

SAP is used for dwellings to show compliance with Part L1 of the Building Regulations (L1A for new builds, L1B for conversions) and is required at the design stage of the build process.

SBEM is used for non-dwellings to show compliance with Part L2 of the Building Regulations (L2A for new builds, L2B for conversions) and, like SAP, is required at the design stage of the build process.

SAP & SBEM software models a building to calculate the energy cost and carbon emissions generated to heat, light, ventilate and provide hot water to a building.

We provide SAP calculations for:

  • New Build Dwellings
  • Conversions
  • Overglazed Extensions
(where the area of glazing is deemed high,
i.e. more than 25% of the extension floor area)

We provide SBEM calculations for:

  • New Build Commercial Buildings (non-Dwellings)
  • Conversions
  • Existing commercial buildings

Our Service
Energycount provide a specialist service to assist architects, developers and self-builders to achieve compliance with Part L of the Building Regulations.

The Energycount SAP service is totally independent with no hidden costs. We use Elmhurst & Stroma software - the two most widely adopted SAP systems by Building Control departments throughout the UK.

Once we have received your drawings and specification (including heating & hot water specifications) we will;

  • Take full quantities from plans, calculate u-values and evaluate the heating system.
  • Process this information to produce DER/TER or BER/TER Carbon Index ratings, Target and Elemental u-value calculations.
  • Offer professional advice and guidance in altering the specification to gain compliance.
  • We will ensure your project complies by helping to firm up a specification in the most cost-effective way, in consultation with the client/architect to ensure the best possible solution.

We accept PDFs & CAD files (CAD files are preferred - dwg files are ideal).

Alternatively you can send your plans to us by post - click here for our contact details.

Energy Performance Certificates (EPCs)
Once your project is built Building Control will want to see the EPC before it can be signed off.

If you require an EPC
We will take your as-built specification changes and add them to the data we already have to produce the EPC for submission to Building Control.

If you require an EPC or PEA but already have SAP calcs
We are able to offer EPCs & PEAs for New-Build dwellings without having produced the original SAP Rating - contact us with details of your requirements.
